Program Overview

AARP has found 84% of people 65 and older want to stay in their homes and not move.  If you are one of those senior homeowners, NHS may be able to help you with its wide range of programs and services. For example, NHS offers fixed-rate home improvement loans that can help you get new windows or a new roof.

And if you secure your loan through NHS, an NHS Construction Specialist will help you get bids from licensed and insured contractors and help you manage your home improvement project.  If you are on a fixed income, you also may qualify to receive additional loans that do not have a monthly payment and that make the money you borrow go further.

Making sure your home is safe and secure is particularly important since 60% of senior home owners live in homes more than 20 years old.  Research suggests that between one- third and one-half of accidents at home could have been prevented with relatively simple home modifications or repairs.

Senior homeowners may also benefit from other NHS services:

Free Foreclosure Prevention Workshops & Foreclosure Prevention Counseling

Free Mortgage Review of your existing mortgage

Free Home Safety Workshops

Affordable Fixed-Rate Refinance Loans to make your home ownership more secure and affordable, and which can include funds for needed home improvements

Monitoring of home improvement projects by an NHS Construction Specialist

NHS offers workshops throughout the year designed specifically for senior home owners where you can learn about reverse mortgages, estate planning, tax exemptions for seniors and other issues important to you.
