(NHSRC), an NHS nonprofit corporation, combats community
deterioration by redeveloping properties throughout the City of Chicago. NHSRC
buys and redevelops houses, and builds new homes to support NHS's
neighborhood revitalization efforts and to provide high-quality affordable
housing opportunities for low- and moderate-income families.
Single Family Preservation (1–4
units) NHS Redevelopment Corporation (NHSRC)
creates affordable homeownership opportunities in formely vacant 1-4 unit
properties across the City of Chicago through our single-family preservation
efforts. afor low- and moderate-income families. Each year, NHSRC acquires
abandoned properties from such sources as HUD, the City of Chicago, bank
foreclosures (REO), and private owners. The properties are then sold to
owner-occupants through NeighborHomes or purchase rehab program. To date, NHSRC
has rehabbed and sold more than 374 properties.
NeighborHomes
Properties are rehabilitated to a high-quality housing
standard by licensed contractors under the watchful eye of NHSRC construction
staff. The properties are then sold to low- and moderate-income first-time
homebuyers using various public programs to ensure that the homes are sold
affordably. More

Troubled Buildings Initiative II Under the Troubled Buildings Initiative II (TBI2) program
NHSRC will provide a menu of services to acquire, rehabilitate, and sell
troubled 1–4 unit property. In cooperation with the City of Chicago, NHSRC
initiates and employs targeted strategies to address troubled properties that
pose a threat to the community, including:
- Foreclosed properties
- Vacant, abandoned properties
- Properties that have been deteriorated to the extent
that they threaten public health, safety, and welfare
- Properties that have been the site of criminal
activity
The TBI2 program's purpose is to:
- Reclaim vacant and abandoned
single-family (1–4 unit) housing stock
- Strengthen blocks and neighborhoods by eliminating the
blighting effects of vacant property
- Enforce building code requirements

Asset Control Area Program (ACA)
NHSRC is one of two Chicago nonprofit organizations
participating in HUD’s Asset Control Area (ACA) Program. Under the ACA
program NHSRC acquires, at discount, foreclosed FHA properties in designated
revitalization areas, rehabs and sells them to owner – occupants through our
NeighborHomes
program. Neighborhoods included in the ACA are Back of the Yards, Chicago
Lawn, Gage Park, North Lawndale, and Roseland. A special five-day
priority marketing period for police officers and teachers applies to all new
listings.
Under the pilot ACA program, NHSRC acquired,
rehabilitated and sold 100 properties in the Back of the Yards, Chicago Lawn,
and Gage Park neighborhoods.
Chicago Rehab Initiative Program (CHIRP)
NHSRC is one of three Chicago nonprofit organizations
participating in the Chicago Rehab Initiative Program (CHIRP), a partnership
between NHSRC, the Department of Housing (DOH) and HUD. Under the
partnership, 125 single-family properties will be available for the partners to
purchase at a discount within designated revitalization areas. The
properties will be rehabilitated and sold to owner - occupants under the
NeighborHomes program.
Single-Family New Construction (1-4 units)
Vacant lots present opportunities for new infill housing in
Chicago neighborhoods; NHS Redevelopment Corporation (NHSRC) has been active in
the development of new affordable housing through the City of Chicago’s New
Homes for Chicago program. To date, NHSRC has been a joint venture partner
in the development of more than 50 new homes in the West Humboldt Park and
Roseland communities. In addition, NHSRC has provided marketing support on
dozens of homes throughout the City of Chicago.
Current Projects
New Homes for Roseland - Construction is underway
for the second phase of New Homes for Roseland at 105th - 107th, Edbrooke and
Michigan. Phase II consists of 21 2-flats, and 16 single family homes
under the City of Chicago's New Homes for Chicago program and in partnership
with Pullman Bank Initiatives.
Boulevard
Square - Twenty-three new single-family homes are being developed
at 54th and Morgan in in partnership with CARA and Eastlake Management
and Development under the City's New Homes for Chicago program. The
NHS Back of
the Yards/Boulevard office is managing the marketing and sales process for
this development. To date, thirteen homes have been built and sold, with another
ten homes currently under contract, which will be under construction

Multi-Family
NHSRC rehabilitates and builds new multi-family housing to
provide high-qality, affordable rental housing. NHSRC also manages rental
of these apartments to low- and moderate-income families. To date, NHSRC
has acquired, rehabilitated and continues to manage 289 units of rental
housing.
A large portion of NHSRC’s activities were previously focused on the
rehabilitation of large multi-family buildings in the west side neighborhoods of
Austin and East Garfield Park. Most recently, activities have included the
new construction of a 40 unit multi-unit townhouse style apartment
complex. A complete

Program Highlights
Roseland Ridge -
NHS Redevelopment Corporation completed construction of Roseland Ridge,
a $6.4 million, townhouse-style apartment complex at the corner of 105th Street
and Michigan Avenue, in 2002. This 40-unit new residential development provides
one-, two- and three-bedroom apartments and features wrought-iron fencing,
decorative landscaping and lighting, off-street parking and two outdoor play
areas. Roseland Ridge is part of the Roseland community's revitalization
strategy for Michigan Avenue.
Pine Race II has
been in NHSRC's inventory since 1983. A $5.8 million gut rehab of the
building has converted all the one-bedroom units into two- and three-bedroom
units for a total of 36 units of affordable rental housing. The building
is located in the Austin neighborhood on Chicago's far west side, at the
northwest corner of Ohio Street on Pine Avenue.
 In
late April 2004, NHSRC's two-story Factor 10 house at 1919 N. Keeler in the
Hermosa neighborhood was named one of the top 10 Green Projects by the American
Institute of Architects. The home was designed by the Chicago architectural firm
of Esherick Homsey Dodge and Davis (EHDD Architecture).

Green
Homes for Chicago - NHSRC was selected as the developer for five “Green
Homes for Chicago” - environmentally friendly, energy-efficient and affordable
new construction homes. The Green Homes for Chicago Program began
with an international design competition sponsored by the
City’s Departments of Environment and Housing to solicit designs for five
innovative homes that demonstrate resource efficient design and construction
practices. From 73 entries, a design jury chose five finalists. The
five different designs were built in two communities – two homes in
the Hermosa community and three homes in the Englewood neighborhood.
All of the homes have been sold to new owners.
Model Apartments Open at
Victory Centre of Roseland
Residents in the Roseland community are one step
closer to realizing their vision of offering affordable, quality housing and
support services for seniors. Victory Centre of Roseland, 10450 S.
Michigan Avenue, is a joint partnership between the NHS Redevelopment
Corporation and Pathway Senior Living. The senior supportive living
community in Roseland is for individuals 65 years and older who may need a
little help to maintain independence in their daily lives.
The three-story, 124-unit apartment building will include
such amenities as three meals daily, recreational programs, a kitchenette with
full-sized refrigerator and microwave, and assistance with activities of daily
living, including bathing, dressing, medication reminders, and
laundry/housekeeping.

Victory Centre of
South Chicago – NHSRC and Pathway Senior Living are also
developing a Senior Supportive Living community in South Chicago
at 93rd and Harbor. It will have the same services and amenities as the
Roseland supportive living center. It is scheduled to open in fall
