HomeOwnership Services

The mission of the HomeOwnership Department is to make homeownership opportunities available to low- and moderate-income individuals and families.  This includes providing quality homebuyer training and education, and assistance in obtaining financing and post-purchase services including budget and credit counseling for current homeowners. Through NHS's  Home Ownership Preservation Initiative HOPI, families at risk of losing their homes can speak with an NHS counselor to discuss options. Our work is geared to those traditionally underserved by the conventional market.

 

HomeOwnership Education, Pre-Purchase

NHS offers, free of charge, a comprehensive program of both classroom sessions and individual consultation to prepare families for home purchase. The classroom curriculum includes four classes offered weekly in both English and Spanish at several locations in Chicago and Elgin.  

The classes cover in-depth the process of buying a home and qualifying for a mortgage.  Issues covered include deciding if homeownership is right for you, credit, qualifying for a loan, different types of loans and financing options, finding a house, what to expect at the loan closing, budgeting to ensure timely payment of your mortgage, insuring your home, maintaining your home and other post-purchase considerations.


Those attending the homebuyer classes can sign up for individual consultation with NHS staff at any time.

HomeOwnership Education Classes in Spanish
Free homebuyer classes are offered weekly in both Chicago and Elgin. Classes will cover the same material as the ones held in English, along with a special topic: How to obtain a mortgage using an ITIN number.

Individual Personalized Counsultation to Help Families Achieve Their Dream of HomeOwnership
NHS HomeOwnership consultants work with buyers on an individual basis to help them prepare for homeownership.

NHS offers potential buyers the opportunity to get mortgage loan preapproval after completing the NHS homeownership

classes. Eligible borrowers can  be preapproved for financing either from NLS or an NHS partner-lender before shopping for a home.

 

New & Rehabbed Homes for Sale

 

The NHS Redevelopment Corporation has new construction of single-family homes, condos, & two-flats, as well as high quality rehabbed homes with new mechanicals, kitchens & baths.

HomeOwnership Education, Post-Purchase

NHS offers free comprehensive workshops to help  homeowners protect the benefits of their homeownership and to provide information and services to help homeowners avaoid foreclosure.

 

NHS Full Cycle HomeOwnership Process

 

Buy your first home by following these steps:

 

Step 1:  Enroll in NHS' Homeownership Classes
Classes are offered weekly in both English and Spanish at several locations in Chicago & Elgin.

Step 2:  Meet with a Homeownership Consultant Individually
Make an appointment with one of our Homeownership Consultants for individual consultation about your  financial and credit background. The consultation is free.  If you have a copy of your credit report, please bring to your NHS consultation. Please call your neighborhood HomeOwnership Class Consultant or 773-329-4010 (Chicago) or 847-695-0399 (Elgin) to schedule your individual consultation appointment. 

 

Step 3: Get Pre-Approved for a Mortgage Before Shopping for a Home

Before you begin looking at homes to buy, get a mortgage pre-approval so you'll know that you can qualify for a loan and the loan amount.  NHS can assist you in getting this pre-approval either through an NHS partner-lender or NHS' own nonprofit mortgage lender.  

 

Special Program for Homebuyers

 

Employer-Assisted Housing (EAH)

Several Chicago area employers offer a benefit to employees in the form of a grant from the employer to help the employee purchase a home. 
NHS is providing pre-purchase counseling/education for several employers. Employees who are income-eligible can get an additional grant from the Illinois Housing Development Authority (IHDA).

 NHS provides first mortgage and Home Purchase "Gap" financing.

 

"Choose to Own" Program

“Choose-to-Own” is the "Section 8 for Homeownership" program, under which a buyer can use their Section 8 payment as part of their mortgage payment.  NHS is one of three counseling agencies providing pre-purchase counseling and  mortgage loans to borrowers purchasing a home.  NHS is the only state-licensed, nonprofit mortgage lender in the State of Illinois.   

The borrower must meet CHAC’s requirements to get into the “Choose to Own” program.
